El Corte Inglés has initiated urban planning procedures to develop a new hotel project in the Nervión district of Seville. The company has submitted an Advance Study of Planning to the Urban Planning Management, which contemplates the transformation of its current office building, located next to its Nervión shopping centre, into a ten-storey hotel, accompanied by a significant urban improvement initiative in the surrounding area.

The proposal seeks to give a new use to a building that for decades hosted administrative services, human resources departments and training spaces for the company, but which currently has very low occupancy following the progressive centralization of these functions in Madrid.

A change of use to respond to new market demands

The initiative proposes to modify the urban classification of the plot, changing from Large Commercial Area to Tertiary Services, a formula that would allow the development of a hotel establishment or even a mixed-use complex combining hotel and commercial activity.

According to the documentation submitted, the company considers that this new use better responds to current market needs and offers greater development possibilities for a strategic enclave of the city, located next to one of the main commercial and business axes of Seville.

The project, drafted by Buró4 Arquitectos, also contemplates an increase in buildability and building height in order to guarantee its economic viability and favour a quality architectural proposal integrated into the urban environment.

The development would be supported by the presence of other high-rise buildings already consolidated in the area, such as the nearby Hotel Los Lebreros, which has fourteen floors and is one of the hotel references in the neighbourhood.

The operation incorporates a significant improvement of the public space

One of the most relevant aspects of the proposal is the linking of the building increase to a series of urban regeneration actions in the immediate surroundings of the complex.

Among the measures planned is the cession to the City Council of Seville of various spaces currently privately owned, including part of the land located on the northwest corner of the plot and several sections of the sidewalk on Luis Montoto Street.

In addition, El Corte Inglés will assume the reurbanization of these spaces with the aim of creating a new urban square open to the city, conceived as a meeting and staying point for residents and visitors.

The development contemplates the incorporation of landscaped areas, rest areas and new social spaces, with special attention to the architectural and environmental design of the whole.

Transformation of the Rico Cejudo area

The project also plans to intervene in the rear area of the building, specifically in the surface parking area existing on Rico Cejudo Street.

Currently considered an area with low urban quality, the proposal contemplates a profound renovation of this space to improve its integration into the urban fabric of Nervión.

The development will include the remodeling of sidewalks, pavements and roadways, applying criteria similar to those used in the transformation of Luis de Morales Street. The aim is to favour a balanced coexistence between pedestrians and vehicles, prioritizing walking and improving the quality of the public space.

Likewise, the aesthetic homogenization of the entire area is contemplated through new finishes, materials and urban solutions that contribute to reinforcing the image of this commercial area of the city.

Nervión continues to strengthen its investment appeal

Although the processing is still in an initial phase and will have to go through different urban planning procedures before its final approval, the initiative demonstrates the interest in continuing to diversify the uses of the Nervión district, one of the main economic, commercial and hotel poles of Seville.

The possible incorporation of a new hotel establishment in this enclave would strengthen the city's accommodation offer in an area with high business, commercial and tourist activity, while allowing the recovery and updating of a currently underutilized building.

With this operation, El Corte Inglés bets on the adaptation of existing assets to new market demands and contributes to the urban regeneration of one of the most economically dynamic neighbourhoods of the Andalusian capital.
